Clay, trees and cracks: what to ask

Some clay-rich ground changes volume as moisture changes. Trees can affect nearby soil moisture. These are reasons to investigate the actual building, not a diagnosis of subsidence.

Our regional geology does not identify the soil beneath the foundations. Dated laser measurements do not identify tree species or current condition.

Ask about movement, repairs, underpinning and insurance claims. Have a surveyor review cracks and drains. Do not remove a tree solely because a map flags clay.
