Budget beyond the deposit
The deposit is one part of the budget. Allow for purchase tax, conveyancing and searches, a survey, mortgage-related costs, insurance and moving.
England uses SDLT; Wales uses LTT. First-time-buyer rules, other homes anywhere in the world and SDLT residence rules can affect the calculation. A visa or BNO status alone does not determine SDLT residence.
Compare itemised quotes and ask what is excluded, when fees become payable and what happens if the purchase falls through. Leasehold service charges and major works belong in the ongoing budget too.
