Buying a leasehold flat: the documents that matter
A lease gives the right to occupy for a stated term. Do not infer its remaining length from the last sale, EPC or how new the building looks.
Ask for the lease, ground-rent terms, current service charge, recent accounts, reserve funds and planned major works. The annual bill alone does not reveal future repair liabilities.
Have the conveyancer check building-safety documents and lender requirements for the specific block. Record answers in the private lease checklist, with the documents that support them.
