Surface water: why a house away from a river can flood
Heavy rain can overwhelm drainage and collect in low spots. Surface water is a separate check from rivers and sea flooding.
An Environment Agency map describes likelihood around a location in England. It does not predict whether water will enter a particular building. A postcode-centre result cannot be treated as a house-point result.
Ask the seller about flooding, obtain an insurance quote and discuss a flood search with the conveyancer. Welsh homes require Natural Resources Wales information.
