Which home survey do you need?
A mortgage valuation helps the lender decide whether the property supports the loan. It is different from a survey of its condition. Ask what is included before relying on either.
RICS Level 1 is for conventional homes in good condition. Level 2 adds advice on defects and maintenance. Level 3 provides a more detailed investigation and discussion of repairs, often relevant to older, altered or complex buildings.
Send the surveyor the address, age, planned works and this report. Ask them to confirm the suitable level and exclusions, including inaccessible areas. An energy certificate does not replace a survey.
